My thinking is that the actual square footage may be larger than what shows on assessor roll. I came up with a little over 1,200 sq/ft when I ran my tape. We do not warrant the actual sqft in any way. Buyers and buyer's agent to satisfy themselves as to boundaries and sizes. Extra room could be used as a den, office, or possibly a bedroom.
