About this home

There is nothing like spending time in a Forest Service cabin and you will love this one. It is sitting among some old growth trees and easy to get to. It features one bedroom and a remodeled bathroom. Since there are two living rooms, one could be used for more sleeping space in case you want guests to visit. The kitchen has been remodeled with custom made, pine cabinets. It has a stainless steel refrigerator, five burner electric stove, beautiful countertops, a microwave and a deep, farm sink. The rest of the cabin retains the rustic charm you would expect and appreciate. Lots of wood floors and tongue and groove interior walls. One living room has a wood burning stove. That is just the inside! The outside has a large deck and the cabin has been repainted. With the large deck out front, it looks fantastic! The cabin is just a couple of minutes walk to the Santa Ana River. Forest Service cabins will require a cash transaction and there is a yearly lease. There are some restrictions with Forest Service cabins. Among them is the cabin cannot be used for short term (Airbnb) or long term renting. Cabin exterior cannot be modified and no new structures can be built. More information can be requested and agents can find the Forest Service Use Handbook in the Supplement section.

Despite being built in 1922, this Forest Service cabin is move-in ready with significant updates. The kitchen has been recently remodeled with custom pine cabinets, modern stainless steel appliances (refrigerator, 5-burner electric stove, microwave), new countertops, and a deep sink, along with recessed lighting. The bathroom is also described as 'remodeled,' providing functional facilities, though the shower stall is basic and rustic. The exterior has been repainted, and there's a well-maintained large deck. The interior features wood floors and tongue-and-groove walls, preserving its rustic charm while appearing well-kept. While the property retains its original character and lacks central HVAC, the key functional areas have been updated, and the overall condition suggests regular maintenance, fitting the 'Good' criteria for a property of its type and age.
Pros & Cons

Pros

Remodeled Kitchen: The kitchen has been recently updated with custom pine cabinets, stainless steel appliances, and modern countertops, offering a functional and attractive cooking space.
Rustic Charm & Interior: The cabin maintains its authentic rustic appeal with wood floors, tongue and groove interior walls, and a cozy wood-burning stove, providing a warm and inviting atmosphere.
Natural Setting & River Access: Nestled among old-growth trees, the property offers a serene natural environment and is just a short walk to the Santa Ana River, ideal for nature lovers.
Outdoor Living Space: A large, recently repainted deck provides excellent outdoor living and entertaining space, enhancing the cabin's curb appeal and usability.
Flexible Interior Layout: With two living rooms, the property offers versatile space, allowing one area to be easily converted for additional sleeping arrangements for guests.

Cons

Forest Service Lease Restrictions: As a Forest Service cabin, the property is subject to significant restrictions, including no short-term or long-term rentals, and limitations on exterior modifications or new construction.
Cash Transaction Required: The property requires a cash transaction due to its Forest Service lease, which significantly narrows the potential buyer pool and financing options.
Leasehold Ownership: The property is a leasehold with a yearly lease, rather than traditional fee-simple ownership, which may be a deterrent for buyers seeking conventional real estate investment.
