About this home

PRICE REDUCTION. Forest Service has inspected and cleared this cabin to close. Plenty of time to enjoy your new cabin this year! This may not be the biggest cabin in the woods but it is sure one of the nicest. At under 400 sq/ft, it qualifies as a "tiny house" that is so popular these days. Because of the open floor plan, the light color of the tongue and groove interior, the skylight, the open beam ceiling, and the many windows, this cabin seems a lot bigger; not to mention the light and "airy" atmosphere inside. There is a covered front porch that is perfect for relaxing on. The kitchen has been upgraded. (You should see the BEFORE pictures!) The door and cabinet handles look like they were made from deer antlers. (They are probably not real antlers, so no deer harmed in the remodel of this kitchen). The kitchen also sports a great, old time propane stove and has Corian countertops. Vintage, but well maintained, wood flooring adds to the appeal of this cabin. There is a wood burning stove that will take the chill out of the air or set the stage for a quiet evening. Some firewood is included in the sale. Cabin has a small, portable propane tank and a tankless water heater. There are two, 200 gallon, water tanks and a portable, 100 gallon tank, that will be included in the sale. The bathroom currently has an RV style toilet as it uses less water and does not have the same problem of freezing in the winter like a conventional toilet. Cabin owners have been known to replace them with a conventional toilet. Cabin will come mostly furnished complete with a nice recliner and a LaZboy hide-a-bed. There are no electric lines to get in the way of your view as the lines are buried underground. I think you will fall in love with this one, if you haven't done so already. Cabin is on Forest Service leased land. There is a yearly lease fee. There is no short or long term renting allowed and these will need to be cash sales. Other restrictions and guidelines can be found by asking for the Forest Service Use Handbook. Agents can find the handbook in the Supplements section.

Built in 1948, this cabin is well-maintained and charming, with a rustic aesthetic. The kitchen has been 'upgraded' with Corian countertops and a vintage propane stove, which are functional but dated in style. The bathroom features an RV-style toilet, a non-standard component that many buyers would likely want to replace. While the property is move-in ready and has some modern updates like a tankless water heater, its age and the nature of its renovations (which lean towards a specific rustic style rather than modern updates) place it in the 'Fair' category, indicating it's aged but maintained, with functional but outdated components.
Pros & Cons

Pros

Charming & Efficient Design: Despite its small footprint (336 sqft), the open floor plan, skylight, open beam ceiling, and numerous windows create a light, airy, and spacious feel, aligning with the popular 'tiny house' concept.
Upgraded & Unique Interior: Features an upgraded kitchen with Corian countertops and unique antler-look handles, well-maintained vintage wood flooring, and a cozy wood-burning stove, enhancing its rustic appeal and comfort.
Scenic Location & Unobstructed Views: Situated in Angelus Oaks with views of Meadow, Mountain(s), Creek/Stream, and Trees/Woods, complemented by buried electric lines ensuring an unobstructed natural vista.
Ready for Immediate Enjoyment: The cabin comes mostly furnished, includes firewood, and has been inspected and cleared by the Forest Service for closing, making it a turn-key retreat.
Outdoor Living Space: Features a covered front porch, perfect for relaxing and enjoying the serene forest environment.

Cons

Leased Land & Annual Fees: The property is on Forest Service leased land, meaning the buyer does not own the land and is subject to a yearly lease fee, which can impact long-term value and equity building.
Cash Sale Only & No Rental Income: Strict Forest Service regulations require cash sales and prohibit both short-term and long-term renting, severely limiting the potential buyer pool and eliminating investment income opportunities.
Non-Standard Utilities/Plumbing: The reliance on water tanks (two 200-gallon, one 100-gallon portable) and an RV-style toilet indicates a non-conventional utility setup, which may require adaptation or future upgrades for some buyers.
